area. This shop shall also have a larger amount of -. <br />window area on Main Street to break up the stucco <br />facade. In addition, the Main Street facade shall <br />have additional wood detailing which will also break <br />up the facade and tie it in with Main Street. <br />5. That the wood trim over stucco detail provided on the <br />Main Street facade be continued onto the south side <br />facade of Building B to break up the long expanse of <br />blank stucco wall. This detailing shall also be used <br />on Building A's south and north side facades. <br />6. To provide for continuity of circulation, a driveway, <br />in the approximate location of parking spaces 28-29, <br />shall be provided. Any parking spaces removed by <br />placement of this driveway shall be relocated by re- <br />moving landscaping elsewhere on the site. Temporary <br />landscaping shall be installed in the area of the <br />driveway until the property to the north is developed. <br />7. That the area between Building A and the back property <br />line be paved and well maintained. In addition, a door <br />shall be placed on the first level of this structure <br />to provide access to this area. <br />8. That plans illustrating all changes required by condi- <br />tions 4-7 be approved by the Director of Planning and <br />Community Development prior to issuance of a building <br />permit. <br />9. That the street number of the building be posted so <br />as to be easily seen from the street at all times, day <br />and night. <br />10. That all ducts, meters, air conditioning equipment, <br />and any other mechanical equipment, whether on the <br />structure, on the ground, or elsewhere, be effectively <br />screened from view with materials architecturally com- <br />patible with the main structure. <br />11. That all mechanical equipment be constructed in such <br />a manner that noise emanating from it will not be per- <br />ceptible at or beyond the property plane of the sub- <br />ject property in a normal environment for that zoning <br />~ district. <br />12. That all lighting be constructed in such a manner that <br />glare is directed away from surrounding properties and <br />rights-of-way. <br />13. That all trash and refuse be contained completely <br />within enclosures architecturally compatible with the <br />main structure. <br />-2- <br />
