PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 1654 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON APPROVING DESIGN PLANS FOR Z-78-62, FILED <br />BY TAM INVESTMENT COMPANY, INCORPORATED. <br />WHEREAS, Tam Investment Co., Inc. has filed for design review <br />approval to construct a shopping center to be located on a <br />4.07 acre site located at the northeasterly corner of <br />Hopyard Road and Valley Avenue; and <br />WHEREAS, a small portion (1.8 acres) of the adjacent parcel zoned <br />Public and Institutional District, would be used for <br />provision of required parking for the shopping center; and <br />WHEREAS, because of opposition from neighboring property owners, <br />several public hearings were held on this project; and <br />WHEREAS, on May 25, 1978, a special meeting was held on this application <br />before the Planning Commission, when certain modifications <br />to the proposed plan were requested by the Commissioners and <br />the property owners; and <br />-- WHEREAS, revised plans incorporating those requests, were reviewed at <br />a subsequent public hearing held on July 12, 1978, when all <br />available information was provided to the Commissioners in order <br />that they could make a decision. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission approves Z-78-62, subject to the <br />following conditions: <br />1. That the development be substantially as shown on the <br />revised site plan, elevations and landscape plan, <br />Exhibit A, dated June 15, 1978, on file with the <br />Planning Division. <br />2. That the final design of the wall panels be approved by <br />staff prior to issuance of any building permits for this <br />project. <br />3. That the developer provide a pump house approximately <br />20 ft. by 30 ft. designed and built to blend with the <br />proposed project structures. That this building house <br />the existing well field .facilities and that the final <br />design of the building be approved by staff prior to <br />issuance of any building permits for the development. <br />l- 4. That approval of this case is conditioned upon the <br />approval of Case UP-78-11 and any conditions attached <br />thereto by the Planning Commission. <br />
