5. That 6 in. vertical concrete curbs be installed between <br />all paving and landscaped areas. <br />6. That all parking stalls be striped and provided with <br />wheelstops except where fronted by concrete curbs and <br />that sufficient space be left in front of concrete <br />curbs to allow for the overhang of automobiles. <br />7. That all street numbers be posted so as to be easily <br />seen from the street at all times, day and night. <br />8. That all ducts, meters, air conditioning equipment and <br />any other mechanical equipment, whether on the structure, <br />on the ground, or elsewhere, be effectively screened <br />from view with materials architecturally compatible with <br />the main structure. <br />9. That all mechanical equipment be constructed in such a <br />manner that noise emanating from it will not be per- <br />ceptible at or beyond the property plane of the subject <br />property in a normal environment for the zoning district. <br />10. That all lighting be constructed in such a manner that <br />glare is directed away from surrounding properties and <br />rights-of-way. <br />11. That all trash and refuse be contained completely within <br />enclosures architecturally compatible with the main <br />structures. <br />12. That silhouette, low-level lighting be provided around <br />the perimeters of all buildings. <br />13. That all trees used in landscaping be a minimum of 15 <br />gallons in size and all shrubs a minimum of 5 gallons <br />and that all planting on either side of any driveway <br />on the site be maintained no higher than 2-1/2 ft. <br />for the first 20 ft. back of sidewalk. <br />14. That if signing is desired for the development, a <br />comprehensive signing program be submitted to the City <br />for consideration under separate application. <br />15. That no heritage size trees be removed from the subject <br />property without prior approval of the City Council. <br />16. That the developer install "No Left Turn" signs at <br />both proposed driveways on Hopyard Road. <br />17. That a median opening be allowed on Hopyard Road for <br />the northerly driveway and that this median opening be <br />designed to allow only for left-turn traffic into .the <br />proposed shopping center for southbound vehicles on <br />Hopyard Road and to specifically preclude traffic <br />exiting from the proposed shopping center turning left <br />(southbound) onto Hopyard Road. <br />-2- <br />
