9. That the developer provide adequate fire protection by <br />_ combination of on-site and street fire hydrants. The <br />number, type and location of these hydrants shall be to <br />the specifications of the City Engineer. <br />10. That developer pay any and all fees that the parcel may <br />be subject to. <br />11. That the development meet all requirements of the Alameda <br />County Flood Control District regarding work in or <br />adjacent to the Pleasanton canal. <br />12. That the developer submit site development plan in <br />accordance with the Survey Ordinance (Article 3, Chapter 3, <br />Title ll) and that these plans be approved by the City <br />Engineer prior to the issuance of a building permit. <br />13. That the site development plan include all required <br />information to design and construct site grading, <br />paving, drainage and utilities. <br />14. That the paving sections for the parking and drive areas <br />be designed on the basis of an R-Value Test and a <br />Traffic Index to carry the anticipated traffic loads. <br />This design shall be subject to the approval of the <br />City Engineer. The minimum paving section shall be <br />2 inch A.C. on 5 inch A.B. The minimum paving slope <br />-- shall be 1~. <br />15. That the developer's contractor obtain an encroachment <br />permit £rom the city prior to construction. <br />16. That all channelization, striping, dotting and signing <br />that is necessary to perfect traffic circulation on <br />and adjacent to the subject property be done at full <br />expense to the applicant. <br />17. That the developer be fully cognizant of the fact that <br />the City Council may modify or remove either of the <br />median breaks proposed on Hopyard Road or Valley Avenue <br />to serve the property at any time in the future if it <br />is determined to be in the best interest of the public <br />health, safety, and/or general welfare, to do so. <br />18. That notice of earthmoving activities on the site be <br />given to all residents on Longspur Way prior to the <br />beginning of construction. <br />19. That if filling or excavating are to take place on the <br />site, a haul route and dust control plan be submitted <br />to and approved by the City prior to the beginning <br />of construction. <br />-3- <br />
