a. Minimum buildings set back from the eastern property <br />line shall be 25 ft. <br />b. Structures shall be essentially one story in <br />height with no windows on east sides of second <br />story areas. <br />c. Dense landscaping shall be established along the <br />eastern property line. <br />d. Parking for P-zoned buildings shall be located <br />between said buildings and the shopping center <br />site. <br />e. If possible, development shall consist of small <br />individual structures rather than one or two <br />large structures. <br />3. That any damage done to street improvements now existing <br />or done during construction on the subject site be <br />repaired at full expense to the developer. <br />4. That because the proposed development would increase <br />traffic on Hopyard Road, the developer dedicate the <br />additional right-of-way required along the Hopyard <br />Road frontage of the subject property to the City <br />(approximately 24 ft. by 275 ft.). <br />5. That the developer dedicate to the City, an easement for <br />public utility and water well purposes over the land <br />presently occupied by the City of Pleasanton Well No. 7 <br />and a suitable access easement between the well site and <br />a dedicated public street; configuration and size of <br />well site and access dedications to be determined by <br />the City and developer's engineer pursuant to the require- <br />ments of the City for use .and maintenance of an access <br />to the City well; no use inconsistent with the City's <br />existing easement or fee rights may be commenced unless <br />and until dedications acceptable to the City Engineer <br />have been granted to the City and recorded in a form <br />acceptable to the City Attorney securing continued use <br />of and access to City of Pleasanton Well No. 7. <br />6. That the developer dedicate to the City a 15 ft. p.s.e. <br />for the existing water transmission main between the <br />well site and Hopyard Road. <br />7. That any existing wells on the site other than the City <br />well be sealed in accordance with Alameda County Flood <br />Control District requirements prior to grading on the <br />site. <br />8. That the developer provide adequate storm drainage for <br />the City well site including provisions for a 2000 GPM <br />drain line. <br />-2- <br />
