10. That the developer provide a storm drainage system, sanitary <br />sewer system, and water system to adequately serve this develop- <br />ment and that approval of these systems be withheld pending final <br />design. <br />11. That any existing wells be sealed in accordance with and under <br />the supervision of Alameda County - Zone 7. <br />12. That each unit in the development have a separate water meter. <br />13. That the developer submit complete and detailed landscape plans <br />for the subject property including automatic irrigation systems <br />and a street tree plan to the City for review and approval <br />prior to approval of the Final Map. <br />14. That the developer provide a 6' high solid board fence with <br />pilasters per standard detail #31 along Valley Avenue and a <br />6' high solid board fence without pilasters per standard details <br />#31 along the rear of lots 24 through 28. <br />15. That approval for the use of rock in the planter and front yard <br />areas is withheld pending landscape plan design and approval. <br />16. That the existing wooden pole electrical line along Hopyard Road <br />be replaced with a streamline system utilizing steel poles or <br />undergrounded across the entire Hopyard Road frontage of this <br />development, or other alternatives as approved by the City <br />Engineer. <br />17. That the developer provide the street lighting facilities as <br />approved by the City to adequately light the streets within and <br />adjacent to this tract at the lowest possible cost to the City. <br />18. That the electric power distribution and communication service <br />sys-tem be placed underground except for aboveground splicing <br />cabinets and pad mounted transformers where necessary and where <br />approved by the City. <br />19. That all in-tract easements be granted as public service <br />easements. <br />20. That a grading plan be submitted for approval as part of the <br />improvement plans and that the minimum grade £or streets or <br />drives be set at .5~ unless otherwise approved by the City <br />Engineer. <br />21. That park dedication fees of the amount in effect at the time <br />of approval of the final map be paid by the developer prior to <br />approval of the final map. <br />22. That the developer's contractor obtain an encroachment permit <br />from the City prior to the beginning of construction. <br />23. That the developer pay any and all fees that the property may <br />be subject to. <br />-5- <br />
