18. That approval of the sanitary and storm sewers and the <br />water system be held pending final design. <br />'- 19. That a grading plan be submitted for approval as part <br />of the tract improvement plans and that the minimum grade <br />for the streets be set at 0.58 unless otherwise approved <br />by the City Engineer. <br />20. That any damage to street improvements now existing or <br />done during construction be repaired by the developer. <br />21. That this development pay any and all fees that it may <br />be subject to. <br />22. That the developer provide or construct any or all storm <br />drainage facilities necessary to convey storm drainage <br />from the point of discharge as shown on the proposed <br />tentative map to the nearest acceptable downstream <br />drainage facility. The method by which the storm <br />drainage is conveyed (improved earth Swale, lined open <br />channel, or closed conduit) shall be designed by the <br />developer's engineer to the satisfaction of the City <br />Engineer. <br />23. Any existing wells on the site shall be cleaned and <br />sealed in accordance with Alameda County requirements <br />prior to grading. <br />24. That the street trees for Vineyard Avenue be Chinese <br />Pistachio and that the City staff and developer use <br />their best efforts in implementing this requirement for <br />that portion of Tract 3327 bordering Vineyard Avenue. <br />Section 2.
