18. That approval of the sanitary and storm sewers and the water system be held pending final design. '- 19. That a grading plan be submitted for approval as part of the tract improvement plans and that the minimum grade for the streets be set at 0.58 unless otherwise approved by the City Engineer. 20. That any damage to street improvements now existing or done during construction be repaired by the developer. 21. That this development pay any and all fees that it may be subject to. 22. That the developer provide or construct any or all storm drainage facilities necessary to convey storm drainage from the point of discharge as shown on the proposed tentative map to the nearest acceptable downstream drainage facility. The method by which the storm drainage is conveyed (improved earth Swale, lined open channel, or closed conduit) shall be designed by the developer's engineer to the satisfaction of the City Engineer. 23. Any existing wells on the site shall be cleaned and sealed in accordance with Alameda County requirements prior to grading. 24. That the street trees for Vineyard Avenue be Chinese Pistachio and that the City staff and developer use their best efforts in implementing this requirement for that portion of Tract 3327 bordering Vineyard Avenue. Section 2. This resolution shall become effective immediately upon its passage and adoption.
