6. That the developer provide a 6 ft. high solid board <br />fence with pilasters per standard detail number 31 along <br />the entire Vineyard Avenue frontage of the subject <br />property. <br />7. That the developer provide 6 ft. high good neighbor fences <br />along side and rear property lines where they presently <br />do not exist. <br />8. That the developer's contractor obtain an encroachment <br />permit from the City prior to the beginning of con- <br />struction. <br />9. That the site be kept free of fire hazards from the <br />start of construction to final inspection and that the <br />Fire Department emergency number be provided adjacent <br />to all telephones on the site. <br />10. That all dwelling units in the development be constructed <br />to meet the latest P.G.&E. Energy Conservation Home <br />Standards. <br />11. That the following water conserving plumbing fixtures be <br />installed: <br />A. Low flush water closets <br />B. Shower flow control heads <br />C. Aerators in interior faucets <br />D. Insulation of hot water lines. <br />12. That the developer dedicate to the City of Pleasanton for <br />street right-of-way purposes the areas shown as Vineyard <br />Avenue, Touriga Drive, Touriga Court, and Chardonnay <br />Place. <br />13. That the developer dedicate an 8' public service ease- <br />ment parallel with and contiguous to all interior streets. <br />14. That park dedication fees of the amount in effect at the <br />time of approval of the Final Map be paid by the developer <br />prior to approval of the Final Map. <br />15. That the developer consent, in a statement to be noted <br />on the Final Map or other method approved by the City <br />Attorney, that these in-lieu fees may be used for City <br />park and recreation facilities other than neighborhood <br />parks, at the discretion of the City. <br />16. That street lighting be provided by the developer to the <br />extent determined by the City Engineer. <br />17. That all electrical and communication facilities neces- <br />sary to serve this development be installed underground. <br />-2- <br />
