6. That the developer pay any and all fees to which the property <br />may be subject. <br />7. That the developer offer dedication of the future extension of <br />Arbor Drive to the eastern boundary line of the subject properties; the <br />precise alignment of this extension to be determined by the City and <br />the developer's engineers. <br />8. That the developer construct or finance the construction of <br />street improvements adjacent to the subject property to the extent <br />required by the subdivision ordinance at the time of resubdivision of <br />any of the four parcels or when required in writing by the City Engineer. <br />These improvements shall include, but are not necessarily limited to, <br />grading, curb and gutter, sidewalk, paving, street lighting, street <br />trees, street monuments, underground utilities, storm drain facilities, <br />tree removal and traffic control devices. <br />9. That sanitary sewer facilities and water facilities approved <br />by the City Engineer be installed in the extension of Arbor Drive prior <br />to the sale of the first lot or parcel, pursuant to this minor subdivision. <br />10. That the developer prepare and record a final parcel map in <br />connection with this minor subdivision. <br />11. That prior to recordation of the final map, the annexation <br />agreement between the City and the Morris Stulsaft Testamentary Trust be <br />amended relating to sewer capacity and road improvements. <br />Section 2.
