6. That the developer pay any and all fees to which the property may be subject. 7. That the developer offer dedication of the future extension of Arbor Drive to the eastern boundary line of the subject properties; the precise alignment of this extension to be determined by the City and the developer's engineers. 8. That the developer construct or finance the construction of street improvements adjacent to the subject property to the extent required by the subdivision ordinance at the time of resubdivision of any of the four parcels or when required in writing by the City Engineer. These improvements shall include, but are not necessarily limited to, grading, curb and gutter, sidewalk, paving, street lighting, street trees, street monuments, underground utilities, storm drain facilities, tree removal and traffic control devices. 9. That sanitary sewer facilities and water facilities approved by the City Engineer be installed in the extension of Arbor Drive prior to the sale of the first lot or parcel, pursuant to this minor subdivision. 10. That the developer prepare and record a final parcel map in connection with this minor subdivision. 11. That prior to recordation of the final map, the annexation agreement between the City and the Morris Stulsaft Testamentary Trust be amended relating to sewer capacity and road improvements. Section 2. This resolution shall become effective immediately upon its passage and adoption.
