PLANNING COMMISSION CITY OF PLEASANTON COUNTY OF ALAMEDA STATE OF CALIFORNIA RESOLUTION NO. 1519 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RECOMMENDING TO THE CITY COUNCIL APPROVAL OF PUD-77-4. WHEREAS, Page Binkley has submitted application No. PUD-77-4, an application to rezone approximately 2.1 acres on the southeast corner of Black Avenue and Hopyard Road from the RM-4000 (Multiple Residential) District to the PUD (Planned Unit Development) District; and WHEREAS, applicant has also requested approval of a development plan for said property to construct a 28-unit condo- minium project; and WHEREAS, a public hearing was held on this project by the Planning Commission on May 18, 1977, at which time all pertinent maps, drawings, documents and testimony were reviewed by the Planning Commission. NOW, THEREFORE, the Planning Commission resolves as follows: Section 1. The Planning Commission recommends to the City Council adoption of an ordinance to rezone the property as requested in PUD-77-4. Section 2. The Planning Commission recommends to the City Council approval of a development plan filed for PUD-77-4, sub- ject to the following conditions: 1. That the development be substantially as shown on the development plan (site plan elevations, landscape plan, and perspective) Exhibit A, and the color board, Exhibit B, on file with the Planning Department. 2. That all future development on the site be in accord with the site requirements for the RM-4000 District. 3. That the developer's contractor obtain an encroach- ment permit from the City prior to the beginning of construction. 4. That the site be kept free of fire hazards from start of construction to final inspection and that the Fire Division emergency number be provided adjacent to all telephones on the site. -1-
