PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1519 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON RECOMMENDING TO THE CITY COUNCIL <br />APPROVAL OF PUD-77-4. <br />WHEREAS, Page Binkley has submitted application No. PUD-77-4, <br />an application to rezone approximately 2.1 acres on <br />the southeast corner of Black Avenue and Hopyard Road <br />from the RM-4000 (Multiple Residential) District to <br />the PUD (Planned Unit Development) District; and <br />WHEREAS, applicant has also requested approval of a development <br />plan for said property to construct a 28-unit condo- <br />minium project; and <br />WHEREAS, a public hearing was held on this project by the <br />Planning Commission on May 18, 1977, at which time all <br />pertinent maps, drawings, documents and testimony were <br />reviewed by the Planning Commission. <br />NOW, THEREFORE, the Planning Commission resolves as follows: <br />Section 1. The Planning Commission recommends to the City <br />Council adoption of an ordinance to rezone the property <br />as requested in PUD-77-4. <br />Section 2. The Planning Commission recommends to the City Council <br />approval of a development plan filed for PUD-77-4, sub- <br />ject to the following conditions: <br />1. That the development be substantially as shown <br />on the development plan (site plan elevations, <br />landscape plan, and perspective) Exhibit A, and <br />the color board, Exhibit B, on file with the <br />Planning Department. <br />2. That all future development on the site be in accord <br />with the site requirements for the RM-4000 District. <br />3. That the developer's contractor obtain an encroach- <br />ment permit from the City prior to the beginning <br />of construction. <br />4. That the site be kept free of fire hazards from <br />start of construction to final inspection and that <br />the Fire Division emergency number be provided <br />adjacent to all telephones on the site. <br />-1- <br />
