5. That all in-tract easements be granted as public service easements with no reference to specific use. 6. That the number, size and location of fire hydrants remain subject to change pending com- pletion of a study of this matter by Engineering Services. 7. That the developer provide all the street lighting facilities necessary to adequately light the streets within and adjacent to this tract at the lowest possible cost to the City. 8. That electric power distribution and comet-unication service system be placed underground. 9. That approval of the water supply and distri- bution system be withheld until the developer has demonstrated to the satisfaction of the City Engineer that the proposed system meets both the immediate and long range requirements for supplying water in this area. 10. That approval of the sanitary sewer system be withheld pending final design. 11. That approval of the storm drainage system be withheld until final design calculations have been made and the developer has demonstrated to the satisfaction of the City Engineer that the system fully meets the requirements of this development and all upstream areas intended to be drained through this tract. 12. That any wells and septic tanks on the property be properly sealed, filled and abandoned prior to the start of grading operations on the tract development. 13. That a grading plan be submitted for approval as a part of the improvement plans and that the minimum grade for streets or drives be set at .5~ unless otherwise approved by the City Engineer. 14. That haul routes to and from the development be approved by Engineering Services prior to construction. 15. That San Carlos and San Juan Way be maintained in a clean condition during the construction period. 16. That any damage to street improvements now existing or done during construction be repaired by the developer at his cost. -2-
