5. That all in-tract easements be granted as <br />public service easements with no reference to <br />specific use. <br />6. That the number, size and location of fire <br />hydrants remain subject to change pending com- <br />pletion of a study of this matter by Engineering <br />Services. <br />7. That the developer provide all the street <br />lighting facilities necessary to adequately <br />light the streets within and adjacent to this <br />tract at the lowest possible cost to the City. <br />8. That electric power distribution and comet-unication <br />service system be placed underground. <br />9. That approval of the water supply and distri- <br />bution system be withheld until the developer <br />has demonstrated to the satisfaction of the <br />City Engineer that the proposed system meets <br />both the immediate and long range requirements <br />for supplying water in this area. <br />10. That approval of the sanitary sewer system be <br />withheld pending final design. <br />11. That approval of the storm drainage system be <br />withheld until final design calculations have been <br />made and the developer has demonstrated to the <br />satisfaction of the City Engineer that the system <br />fully meets the requirements of this development <br />and all upstream areas intended to be drained <br />through this tract. <br />12. That any wells and septic tanks on the property <br />be properly sealed, filled and abandoned prior <br />to the start of grading operations on the tract <br />development. <br />13. That a grading plan be submitted for approval as <br />a part of the improvement plans and that the <br />minimum grade for streets or drives be set at <br />.5~ unless otherwise approved by the City Engineer. <br />14. That haul routes to and from the development <br />be approved by Engineering Services prior to <br />construction. <br />15. That San Carlos and San Juan Way be maintained <br />in a clean condition during the construction <br />period. <br />16. That any damage to street improvements now existing <br />or done during construction be repaired by the <br />developer at his cost. <br />-2- <br />
