PLANNING COMMISSION <br />CITY OF PLEASANTON <br />"- COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1548 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON RECOMMENDING TO THE CITY <br />COUNCIL THE ADOPTION OF GP-77-2, AS PETITIONED <br />WHEREAS, Morrison Homes, Inc., applied for a General Plan amendment <br />to change the land use designation of an approximately 10- <br />acre site located between Hopyard Road and Valley Avenue <br />(called the Valley site) immediately southeast of the <br />Alpha Beta Shopping Center from high density residential <br />to medium density residential; and <br />WHEREAS, Morrison Homes had previously submitted an application for <br />a Planned Unit Development on said Valley site and on <br />an additional non-contiguous site at Black Avenue and Hopyard; <br />and <br />WHEREAS, a public hearing was held by the Planning Commission on <br />July 13, 1977 to consider that application; and <br />WHEREAS, a development plan was submitted for the Valley site only <br />and the density on that site was less than 8 units per acre; <br />and <br />WHEREAS, the Planning Commission concluded that Morrison Homes appli- <br />cation was not consistent with the Pleasanton General Plan <br />designation for the site in that the density of the Valley <br />site was lower than required by the General Plan designation <br />of high density; and <br />WHEREAS, the Morrison Homes project falls at the upper edge of the <br />Medium Density range and the lower edge of the High Density <br />range, creating uncertainty for developments; and <br />WHEREAS, Morrison Homes applied for a General Plan Amendment to <br />change the designation of the Valley site to Medium Density; <br />and <br />WHEREAS, the Planning Commission scheduled a hearing on the proposed <br />General Plan Amendment on August 10, 1977, when all reports, <br />maps, documents and testimony were reviewed; and <br />WHEREAS, staff recommended (in its August 10, 1977 staff report) that <br />the best method to solve the problem of "townhouse" density <br />projects would 'be to amend the Land Use Element of the <br />General Plan; and <br />WHEREAS, the Planning Commission reviewed the staff's recommendation <br />and concurred with those comments. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />
