Ordinance No. 1974 <br />Page 7 of 21 <br />19. Prior to recordation of the final parcel map, the applicants shall pay the applicable <br />Vineyard Avenue Corridor Specific Plan fees for the development as specified by the <br />"Vineyard Avenue Corridor Specific Plan Shared Infrastructure Financing Program." <br />20. The Open Space Management and Wildland Fire Protection Plan shall be modified as <br />follows: <br />a. The open space and residential uses shall be modified to conform to the uses <br />listed in PUD condition No. 2. <br />b. The entire language from PUD Condition No. 30, regarding raptor nests, shall be <br />included. <br />Said modifications shall be incorporated into a final edition of the Open Space <br />Management and Wildland Fire Protection Plan which shall be subject to the review and <br />approval by the Planning Director. <br />21. The installation, care, and maintenance of the vineyards shall be in accordance with the <br />"Integrated Pest Management Program" prepared by Michael A. Gatzman of Gatzman <br />Consulting Services. <br />22. The building plans shall be modified to indicate that the copper material shall be <br />sealed/lined on the cupola and dormer roofs and on the gutters and downspouts. <br />23. A sample of the roof the material and color shall be submitted for the review and <br />approval by the Planning Director prior to installation. <br />24. The approved building colors and materials shall be indicated on the final building permit <br />plans. Any proposed revisions to these approved colors or materials must be submitted <br />for review and approval by the Planning Director prior to painting/installation. Adjacent <br />property owners shall be notified of any substantial color changes. <br />25. A color chip/sample of the proposed water tank color shall be subject to the final review <br />and approval by the Planning Director prior to installation. Unless otherwise approved <br />by the Planning Director, the water tank color shall be forest green. <br />26. The applicants shall reduce the visibility of the retaining walls facing the Roberts <br />residence, 1666 Frog Hill Lane, by lightening the retaining wall color and/or adding <br />additional landscaping in front of the retaining walls. The final retaining wall color and <br />landscape treatment in front of the retaining walls shall be subject to Planning Director <br />review and approval prior to issuance of a building permit. <br />27. The posts of the Conlin deer fence shall be painted forest green to match the color on <br />the existing Conlin deer fence between this property and the adjacent Bordeaux Country <br />Estates subdivision. <br />28. All exterior lighting shall be directed downward and designed or shielded to not shine on <br />neighboring properties. Minimal lighting will be allowed on the property and private road <br />for safety and security purposes. The applicants shall submit a lighting plan with the <br />building permit plan set and include drawings and/or manufacturer's specification sheets <br />
