Ordinance No. 1974 <br />Page 3 of 21 <br />EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PUD-32, Daniel and Belinda Sarich <br />5 Tuscany Place (formerly 1630 Vineyard Avenue) <br />General Conditions <br />Development shall be substantially as shown on the development plans, Green Building <br />Checklist, color/material board, and related materials and reports, Exhibit A, dated <br />"Received" March 29, and November 5, 2007, on file with the Planning Department, <br />except as modified by the following conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br />2. The uses of the parcels within the project shall be as follows: <br />a. The Designated Development Areas shown on Exhibit A shall be classified <br />"Hillside Residential" and shall be subject to the following uses: <br />(1) Permitted Uses: <br />(a) single-family detached housing <br />(b) household pets (up to 4 as defined by the Pleasanton Municipal <br />Code) <br />(c) accessory structures and uses <br />(d) small family day care home (in accordance with State law) <br />(e) second unit in conformance with the Pleasanton Municipal Code <br />(f) exempt home occupation in conformance with the Pleasanton <br />Municipal Code <br />(g) The continuance of agricultural uses employed within five years prior <br />to Specific Plan adoption until such time as the development of <br />new on-site homes commences <br />(2) Conditional Uses: <br />(a) home occupation <br />(b) large-family day care home (in accordance with State law) <br />(3) The above-listed uses shall have the meaning as defined and/or <br />interpreted for uses in the R-1 districts of the Pleasanton Municipal Code. <br />Other uses listed in the R-1 districts of the Pleasanton Municipal Code <br />may be either permitted or conditionally permitted if the Planning Director <br />finds that such uses do not conflict with the requirements of the Vineyard <br />Avenue Corridor Specific Plan. <br />b. The "Open Space" designation shall apply to all parts of the property which are <br />not designated Low Density Residential as shown on the Vineyard Avenue <br />Corridor Specific Plan and "Hillside Residential" as defined above and shall be <br />subject to the following uses: <br />
