Ordinance No. 1974 <br />Page 4 of 21 <br />(1) Permitted Uses: <br />(a) livestock grazing <br />(b) vineyards, orchards, and other row crops <br />(c) horticulture <br />(d) One swine per 2.5 acres of land designated as Open Space with a <br /> maximum of eight swine on lots with at least five acres of Open <br /> Space. <br />(e) One large fowl (goose, turkey) per acre of land designated as <br /> Open Space with a total maximum of ten large fowl on lots with at <br /> least five acres of Open Space. <br />(f) Any combination of the following animals may be kept on lots with <br /> at least 1.5 acres of land designated as Open Space: <br /> (i) Fifty small fowl (chickens, ducks, Guinea fowl) or rabbits <br /> per acre; or <br /> (ii) One head of cattle, horse, or donkey per 1.5 acres; or <br /> (iii) One sheep or goat per 0.75 acre; or <br /> (iv) Other potential farm animals subject to type and quantity <br /> approval by the Planning Commission. <br />(g) The continuance of agricultural uses employed within five years <br /> prior to Specific Plan adoption. <br />(h) Private water tank and pump station <br />c. The "Low Density Residential" designation shall apply to the Low Density <br />Residential portions of the property as shown in the Vineyard Avenue Corridor <br />Specific Plan and shall be subject to the uses of the "Open Space" designation <br />above until such time that the first home is developed in the Low Density <br />Residential portion of the property. <br />3. Unless otherwise specified in the conditions of approval for the subject PUD, all site <br />development standards shall be those of the R-1-40,000 District. <br />4. All main and accessory structures shall be located within the Designated Development <br />Areas as shown on Exhibit A. <br />5. In addition to the development shown on the subject PUD development plan, future <br />development on the one-acre and 19-acre lots shall be limited to the following structures <br />and additions subject to discretionary approval by the Planning Commission: <br />One-Acre Lot: <br />350-square-foot addition to the garage <br />1,200-square-foot guest house/second unit accessory structure <br />400-square-foot pool house accessory structure <br />19-Acre Estate Lot: <br />2,100-square-foot agricultural barn accessory structure <br />800-square-foot addition to existing barn <br />The future accessory structures and the additions to the accessory structures on the <br />one-acre and 19-acre lots as noted above shall be subject to approval by the Planning <br />Commission, which is an appealable, discretionary action.
