28. The applicant shall create a private access easement for the shared driveway across <br />Parcel B for the benefit of Parcel A. <br />29. The applicant shall pay the difference in City fees between the secondary unit and a <br />single family home. Said fees shall be due prior the submittal of the map for the City <br />Engineer's signature. <br />30. The applicant shall provide separate water, and sanitary sewer laterals and separate <br />underground electric and gas services to the existing house on Parcel B. The <br />applicant shall pay City connection fees for the new laterals prior the submittal of <br />the map for the City Engineer's signature. <br />31. The applicant shall submit a plan for any required utilities improvements to the <br />Chief Building Official and City Engineer for review and approval prior the <br />submittal of the parcel map for the City Engineer's signature. <br />32. The applicant shall disclose to any future owners that that there is no on-street <br />parking in front of 204 Kottinger Drive. The exact language of said disclosure shall <br />be approved by the City Attorney <br />33. The applicant shall dedicate to the City: <br />a. A strip of land 5 feet in width across the project frontage for roadway <br />purposes. <br />b. An 8 foot wide Public Service Easement across the project frontage. <br />{end} <br />5 <br />
