3. Geologic Impacts
(hazards, change in topography, erosion, etc.)

The project site is relatively flat. Grading should be
minimal and involve site preparation to achieve proper
drainage. No areas of erosion are evident on the site.

May be Insignificant Insignificant
~ Significant if Mitigated

4. Air Quality Impacts
(emissions, odors, change in microclimate)

Site development will result in some increases in
emissions due to vehicle usage. Given the low intensity
of the proposed site activity, emissions attributable to
the proposed use should not exceed standards for the
area.

May be Insignificant Insignificant
Significant if Mitigated

5. Water Related Impacts
(runoff, flood hazard, quality and quantity of surface and
ground waters)

Runoff will increase as a result of site development. A
substantial portion of the property will be converted to
impervious surfaces. The site is not located within a
significant water surcharge area. On-site uses should
not involve the introduction of hazardous substances to
surface drainage. Drainage improvements will be subject
to City review and standards. The flood hazard maps of
the U. S. Department of Housing and Urban Development
indicate that the project site is not located within a
flood-prone area.

May be Insignificant Insignificant
Significant if Mitigated

6. Plant and Animal Impacts
(effect on existing ecosystem, rare or endangered species,
etc.)

The site is currently occupied by two residences which
would be removed in conjunction with the project. The
applicant is proposing to retain the majority of these
trees in conjunction with the project development.

May be InsigniEicant Insignificant
Significant if Mitigated

- 3 -
