8. That the development standards for the site shall be those of <br /> the Commercial Zoning District except as modified with this <br /> project approval. <br /> <br /> 9. That the proposed wall sign shall be eliminated. <br /> <br /> 10. That at no time shall any of the storage be allowed to <br /> -accommodate a commercial business (especially car repair, <br /> paint shop, etc.). <br /> <br /> 11. That the property shall participate in a Mutual Benefit <br /> District(s) which may be formed to finance Old Santa Rita Road <br /> street improvements, said property would be responsible for <br /> its frontage costs as determined by the City Engineer. <br /> <br />12. That the applicant shall be responsible for the design, <br /> installation and financing of the proposed storm drain system <br /> to the east of the project site. The City shall consider the <br /> establishment of a reimbursement agreement that would include <br /> other adjacent properties that would eventually benefit from <br /> the drainage system at the time of the development of their <br /> individual sites. <br /> <br />13. That if the hydraulic calculations being generated by the <br /> applicant indicate that there is not sufficient capacity <br /> within the Rosewood Avenue storm drainage system, then the <br /> applicant shall be required to resubmit a revised drainage and <br /> grading plan for review and approval by the Planning Director <br /> prior to the issuance of any building permits. <br /> <br />14.
