IV. DESIGN REQUIREMENTSr RESTRICTIONS AND REQUIRED INFORMATION <br /> TO BE SHOWN ON PLANS <br /> <br /> A. Grading: Existing and proposed ground elevations must <br />be shown. The elevations must be based on a bench mark, with the <br />bench mark described, and either the real or assumed elevation <br />given on the plans. Elevations of existing ground must be shown <br />far enough beyond the limits of the project to show that drainage <br />from adjacent properties will not be altered or blocked. <br />Proposed elevations must be shown at all corners, radius points <br />and points of horizontal control for new curbs. Proposed <br />contours must be shown in new pavement and landscape areas. Rim <br />elevations or tops of curbs must be shown at all structures, <br />either storm or sanitary. <br /> <br />Details of conforms at property lines must be clearly shown, <br />preferably using typical sections. <br /> <br />Finished pavement slopes shall be a minimum of 1.0% on asphalt <br />concrete and 0.5% on portland cement concrete, including valley <br />gutters and curb and gutter. A maximum pavement slope of 6% <br />should be held although slightly steeper slopes are allowed where <br />unavoidable. <br /> <br />The site must be graded so that storm runoff from the site is <br />collected in a storm drainage system and conveyed via underground <br />storm pipes to a proper point of discharge. This point of <br />discharge should be an underground or open channel storm drainage <br />system if one exists within reasonable distance of the site. If <br />there is no such system, the drainage may discharge through <br />underground pipes into the street gutter via a "sidewalk drain". <br />Runoff flowing over the driveways into the street shall be kept <br />to a minimum. <br /> <br />The grading of a project shall not be done in violation of <br />drainage laws. Water which previously drained to the site, <br />either overland or in a concentrated manner, must be allowed to <br />continue to do so, and shall be picked up in the site storm <br />system. Water which previously drained to the site may be <br />allowed to continue draining through the site and not be picked <br />up in the site storm system only with the approval of the City <br />Engineer. Care must be taken not to alter points of discharge or <br />manner of discharge. <br /> <br />The final grading immediately adjacent to buildings must be such <br />that drainage is conveyed away from the building. <br /> <br />Grading of the site must conform to the requirements of the <br />Geotechnical Investigation. <br /> <br /> 11 <br /> <br /> <br />
