III. Plan Processing and Approvals <br /> <br /> A. Submittal Requirements <br /> <br /> The City of Pleasanton Engineering Department reviews and <br /> must approve all Site, Grading and Utility (including <br /> hydrology and hydraulic calculations), Landscape Planting <br /> and Irrigation, and Erosion Control Plans for onsite <br /> construction along with Subdivision Maps. Submittals ~of <br /> these types of plans for the approval of the Engineering <br /> Department must be made through the Building Department as <br /> part of the plan package for building construction. It is <br /> the option of the developer/contractor to request approval <br /> of the plans at two different levels: <br /> <br /> 1. For Grading Permit only. <br /> <br /> 2. For Final Site Approval. <br /> <br /> The submittal package and fees for each approval are <br /> different. A developer may skip the Grading Permit approval <br /> stage and initially seek final site approval. Final site <br /> approval allows complete construction of the site <br /> improvements, including the grading. If he seeks approval <br /> for Grading Permit only, then he must go through <br /> resubmittals for Final Site Approval prior to commencing any <br /> construction beyond grading. <br /> <br /> The submittal requirements and procedures for each type of <br /> approval are as follows: <br /> <br />For Grading Permit only: <br /> <br /> 1. As part of the required package for first plan check to <br /> the Building Department, the following items must be <br /> included for review by the Engineering Department. <br /> <br /> A. Two complete sets of prints of the Site Plan, <br /> Grading and Utility Plan (the storm and sanitary <br /> systems are the only utilities which need to be shown <br /> on the Utility Plan at this time), Erosion Control <br /> Plan, and Preliminary Landscape Plan (indicating areas <br /> to be planted, hardscape areas, and general grading <br /> patterns in these areas). <br /> <br /> B. One (1) copy of the Soils Investigation. <br /> <br /> C. OWe (1) copy of the Hydrology and the Hydraulic <br /> Calculations. <br /> <br /> <br />
