EXHIBIT <br /> <br /> CONDITIONS OF APPROVAL <br /> PUD-86-4 <br /> <br /> 1. That the development shall be substantially as shown on the <br /> site plan, landscape plans, etc., Exhibit A, on file with the <br /> Planning Department. <br /> <br /> 2. That the development shall be subject to all the conditions <br /> for Case PUD-80-14 and PUD-82-1. <br /> <br /> 3. That all of the permitted and conditionally permitted uses <br /> shall be those listed on the attached Exhibit "B". <br /> <br /> 4. That the applicant shall obtain Caltrans approval to <br /> landscape the right-of-way along the 1-580 highway corridor <br /> that is adjacent to the project~s highway frontage. In <br /> addition, the proposed landscaping shall be in conformance <br /> with the City's Specific Plan for the 1-580 corridor. The <br /> final landscape plan for this area and installation of <br /> additional landscaping shall be determined in the future by <br /> the Planning Director. <br /> <br /> 5. That approval of this project includes detailed approval of <br /> the office complex only. The applicant shall be required to <br /> submit final plans for the restaurant site as a separate <br /> application for review by the Planning Commission and <br /> approval by the City Council. <br /> <br /> 6. That all of the proposed parking lot and driveway entry <br /> improvements around the future restaurant site shall be <br /> constructed in conjunction with the office complex. <br /> <br /> 7. That the developer shall allow for the establishment of a <br /> location within the PSE along Owens Drive and/or Johnson <br /> Drive in which the City may locate directional signs, said <br /> location, content and design to be determined by staff and <br /> the applicant. <br /> <br />8. That the developer and the staff shall determine the most <br /> appropriate finish material to be applied to the precast wall <br /> panels. <br /> <br />9. That the Developer shall participaate in the provision of <br /> parks and recreation facilities in a manner to be determined <br /> by the City following a study of the reasonable parks and <br /> recreation needs of employees of the north Pleasanton <br /> business parks. The project~s participation shall be equal <br /> to its pro rata share of the capital cost of acquiring and <br /> developing the park and recreation facilities determined to <br /> be necessary. The manner of the project~s participation, <br /> whether through development fees, assessment districts, or <br /> some other manner, shall be determined upon City review of <br /> the aforementioned study and shall take into consideration <br /> <br /> <br />
