Resolution No. PC-87-51 <br />5/13/87 <br />the site and additional pedestrian passive areas at <br />the westerly and easterly terminus of the water <br />element. <br />4. That a final parking plan for the project shall be <br />submitted for review and approval by the Planning <br />Director prior to the issuance of a building <br />permit. <br />5. That a comprehensive signing program shall be <br />submitted for review and approval by the Design <br />Review Board. <br />6. That any utility schemes for mechanical equipment <br />on the roof elevations of the structures shall be <br />constructed of the same material utilized for <br />building walls. <br />7. Both private entrance drives from Koll Center <br />Parkway shall be thirty feet (30') wide from face <br />of curb to face of curb. <br />8. The owner/developer shall grant a public service <br />easement from Koll Center Parkway to the sanitary <br />sewer lift station to provide access for <br />maintenance and operation of the station. This <br />easement shall be at least 25' wide, shall be over <br />the proposed on-site driveways, and shall be <br />designed to the satisfaction of the City Engineer. <br />9. The line of parking stalls along the north and the <br />south property line shall be designed to provide <br />landscaped areas at the existing storm and sanitary <br />manholes in order to maintain access for <br />maintenance purposes. <br />10. The line of parking stalls and the driveway west of <br />Building A shall be redesigned, to the satisfaction <br />of the City Engineer, in order to provide a service <br />drive from the on-site driveway to the sanitary <br />sewer lift station. The redesign shall also be <br />coordinated with the existing and proposed <br />improvements in the landscape easement. <br />11. The owner/developer shall install an 8" (minimum), <br />water line through and in the northerly driveways <br />to connect the 8" public water main on the north <br />side of the sanitary sewer lift station to the <br />existing 12" water main in Koll Center Parkway. <br />This water line shall be a public main and be <br />within a public service easement. The required <br />on-site fire hydrants may take service from this <br />line, subject to standard City requirements. <br />- 2 - <br />
