EXHIBIT 'A' <br />Planning Commission Resolution No. PC-87-64 <br />June 10, 1987 <br />1. That the development shall substantially conform to the plans <br />on file with the Planning Department, except as modified by <br />these conditions. <br />2. That the applicant shall apply for and receive City approval <br />for the corresponding subdivision of the property. <br />3. That horizontal wood siding shall be used for all exterior <br />building elevations. <br />4. That the applicant shall secure Growth Management approval <br />for the project prior to submission of the tentative map. <br />5. That the ground-floor side elevations of Units A and B be <br />revised to include additional windows and corresponding <br />exterior trim subject to the satisfaction of the Planning <br />Director. <br />6. That the applicant shall secure the necessary permits for <br />removal of any on-site hazardous materials in conformance <br />with City regulations prior to the granting of a building <br />permit. <br />7. That the applicant shall secure the necessary demolition <br />permits from the Building Department prior to the removal of <br />any existing structure on the project site. <br />8. That the open parking spaces provided for the Unit A <br />townhouses shall be assigned to each corresponding unit <br />and each space shall be clearly signed or marked as to <br />the assigned unit prior to occupancy of the units. <br />9. That the applicant shall secure necessary permits from and <br />comply with all requirements of Zone 7 relative to <br />construction and development of the area adjacent to the <br />Arroyo del Valle drainage channel. <br />10. That the driveway aprons for all units except those with <br />driveways 20 feet or greater in length shall not exceed seven <br />feet in depth, that corresponding garage elevations shall be <br />moved forward to comply with this condition where necessary, <br />and that automatic garage door openers be required for all <br />units. <br />11. That the recommendations for mitigation of interior and <br />exterior noise impacts affecting the project contained in the <br />noise assessment study performed by Edward Pack and <br />Associates, Inc., dated May 4, 1987 shall be incorporated in <br />the project design and construction. <br />- 1 - <br />
