12. That the uses and site development standards for the project <br />be those of the R-1-6500 (Single-family Residential) Zoning <br />District. <br />13. That the applicant submit a detailed site plan that includes <br />specific setback standards for spas, patio covers, arbors, <br />trellises and decks proposed within the private courtyard <br />areas. Said standards shall be subject to review and <br />approval by the Planning Director prior to the tentative map <br />submittal. <br />14. That this development shall be subject to all Standard <br />Conditions of Development, attached hereto and made part of <br />this case by reference, except Conditions, 12, 13, 26, 29, <br />31, 46 and 56. <br />15. That the applicant shall complete the necessary lot line <br />adjustments with the Frank Riccio property in conjunction <br />with the tentative map. <br />16. That the applicant move the pole at the intersection <br />of Vineyard Avenue and Mavis Drive. <br />17.
