B. Resident requests for maintenance will be handled as described <br />above. <br /> <br />C. Residents will be oriented to the project though a pre-occupancy <br />conference as described above. Items reviewed at the conference will <br />be the lease, house rules, rules and regulations, maintenance <br />policies, recreation programs, security, local agencies and other <br />community programs and offerings. <br /> <br />D. When a notice is given that a current resident will be vacating, <br />leasing procedures will begin. A review will be made of applications <br />from the waiting list. The first eligible person on the list will be <br />contacted and told when the unit will be available. Certification <br />procedures will already have been completed for this applicant, and <br />providing the applicant is still eligible, the unit will be offered <br />to them. If they decline, the unit will be offered to the next <br />eligible person. <br /> <br />Selection will be based on the rental application, credit check, <br />landlord references, etc. No staff member will be allowed to <br />discriminate or give preferential treatment to any applicant or <br />resident. <br /> <br />E. If necessary, leases will be available in other languages as <br />needed. <br /> <br />F. The standard lease as set forth by the Department of Housing and <br />Urban Development will be used. <br /> <br />SOCIAL SERVICES PROGRAM <br /> <br />A. A close working relationship will be established between the <br />Housing Manager and the local agencies. Referral services will be <br />provided between the agencies and the project. As noted previously, <br />the manager will work closely with any case workers or social workers <br />assigned to the residents to help with any problems. The City <br />already provides Kottinger residents an array of services from <br />nutritional lunch to transportation; coordination will make it <br />possible to assure the highest level of service to seniors. <br /> <br />B. A newsletter will be posted monthly and an activities calendar <br />incorporating activities in the project with activities offered at <br />local recreation center, public libraries and other general interest <br />items. The City presently coordinates all other City of Pleasanton <br />Senior activities. Providing housing management will allow greater <br />coordination and allow more opportunities to promote and schedule <br />on-site recreational and leisure activities. <br /> <br /> - 6 - <br /> <br /> <br />
