Please refer to the Vineyard Hill of Pleasanton Horaec,wners <br />Association Rules & Regulations, Architectural Standards, for applicable restrictio»s. <br />The Quercus Agrifolia, California Live Oak, trees indicated on your plan have nc ~t been <br />approved. This species of tree normally exceeds 40 feet in height at maturity. Please <br />provide an acceptable substitute for these trees. Please be informed that the ma:timum <br />height of trees, as defined on page 7 of the Architect~uad Standards-Landscape <br />Installation, may not exceed 12 feet in height at maturity. The remaining trees o n your <br />plan have been approved with the limitation that if any of the trees exceed 25 feet in <br />height, they must be trimmed down- Yon will note some of the trees on your plan, <br />namely the Chanticleer Pear and True Crreen Chinese F~Im, will more than likelJ' reach <br />heights in excess of 25 feet. These must be maintained to a maximum height of .;5 feet. <br />Please consult with your 1~~ contractor to ensure that `topping' these treea~ in the <br />future will not adversely affect them. In addition, any shrubbery or other planting;: (other <br />than trees} must be maintained not to exceed 6 feet in height. <br />Your second dwelling, cottage, has been approved in the location indicated on tt a plan. <br />The maximum allowable dimensions for your second dwelling are as follows: tl ie total <br />square footage may not exceed 700 square feet and the maximum roof height, izb:luding <br />pitch, may not exceed 13 feet.
