EXHIBIT B <br />DRAFT CONDITIONS OF APPROVAL <br />PADR-1762, Aman and Tee Bawa <br />2632 Ingrid Court <br />May 6, 2008 <br />The second unit shall substantially conform to the site plan, floor plan, and <br />elevations, Exhibit A, dated "Received" August 22, 2007, on file with the Planning <br />Division, except as modified by the following conditions. Minor changes to the <br />plans may be allowed subject to the approval of the Planning and Community <br />Development Director if found to be in substantial conformance to the approved <br />exhibits. <br />2. All appropriate City permits shall be obtained prior to construction of the second <br />unit. <br />3. Approval of this administrative design review application shall be contingent upon <br />approval of Case PUD-99-9-2M. <br />4. The applicants shall pay any and all fees to which the project may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be <br />those in effect at the time the building permit is issued. <br />5. The plan check materials will be accepted only after the completion of the <br />administrative design review procedures' 15-day appeal period (15 days from the <br />date of the approval letter), unless the applicants submit a signed statement <br />acknowledging that the plan check fees may be forfeited in the event that the <br />approval is overturned or the design is significantly changed as the result of an <br />appeal. In no case will a building permit be issued prior to the expiration of the <br />15-day appeal period. <br />6. All building and/or structural plans shall comply with all codes and ordinances in <br />effect before the Building and Safety Division will issue permits. <br />7. The second unit shall comply with all the applicable requirements of Pleasanton <br />Municipal Code Chapter 18.106 Second Units. A restrictive covenant shall be <br />recorded against the lot with the Alameda County Recorder's Office prior to the <br />issuance of a building permit regarding the city restrictions on the second unit. <br />The restrictive covenant shall be subject to the review and approval by the City <br />Attorney prior to recordation. <br />
