As <br />previously mentioned, the property slopes down from Vineyard Avenue. The first unit <br />would be constructed at 375.25 feet above sea level (pad elevation), which is <br />approximately six feet below the sidewalk. At a 30-foot height, the proposed <br />development would be approximately 24 feet above that sidewalk, taller than the <br />existing one-story house on the site but lower than the adjacent three-story buildings. In <br />comparison to other developments on Vineyard Avenue, staff finds that the proposed <br />height is comparable. In addition, the applicant has prepared street profiles showing <br />building profiles across Vineyard Avenue at Adams Way (see profile below). The profile <br />demonstrates that that the proposed two-story development would be significantly lower <br />than the adjoining three-story building to the west and that its roof line would not project <br />significantly above the existing homes on Adams Street. <br />Page 8 of 11 <br />
