BACKGROUND <br />Tract 7381, Ironwood Development (Busch Property), developed by Ponderosa Homes, <br />consists of 193 single-family residential lots, a 23-acre future school site, a 5.7-acre <br />Presbyterian Church site, a 172-unit senior apartment site, a 2.5-acre private park, a <br />portion of the Iron Horse Trail, associated streets, and other infrastructure <br />improvements which support all the proposed uses on approximately 92.51 acres. <br />Tract 7381 is located on Busch Road, east of Kamp Drive and south of Mohr Avenue. <br />Tract 7381 was the first of five subdivisions that make up the Ironwood Development <br />(Busch Property), and being the first tract to receive approval, contains all the off-site <br />public improvements required of the development. <br />In September of last year, the majority of the off-site improvements connected with the <br />Ironwood Development were accepted for normal maintenance. There are three off-site <br />improvements yet to be accepted by Council. These improvements include: <br />• Construction of a free westbound to northbound right turn lane at the <br />intersection of Valley-Stanley-Bernal; <br />• Widening of the westbound approach at the intersection of Bernal-First- <br />Sunol to allow for a triple left turn; <br />• Construction of the Iron Horse Trail between Busch and Mohr. <br />DISCUSSION <br />The Iron Horse Trail between Santa Rita Road and Busch Road was constructed in two <br />phases, with Phase I being that portion of the trail between Santa Rita Road and Mohr <br />Avenue being the City's obligation, and the Phase II portion of the trail between Mohr <br />Avenue and Busch Road being the obligation of Ponderosa Homes. In December of <br />2006, the City Council accepted Phase I of the Iron Horse Trail. Since that time, the <br />Phase II portion of the Iron Horse Trail improvement has been completed and the <br />improvements are ready for formal acceptance. <br />The streetscape (landscaping and irrigation) along the north side of Valley Avenue <br />adjacent to the Iron Horse Trail will be maintained by the HOA.
