DRB-87-28 <br />May 13, 1987 <br />encroachment into the dripline of the tree. The <br />final design of the deck shall be submitted for <br />review and approval of the Planning Director prior <br />to the issuance of any building permits. <br />7. That the final design of the good neighbor fence be <br />submitted for review and approval of the Planning <br />Director prior to issuance of any building permits. <br />The final design shall include finished caps and <br />horizontal members to create an architecturally <br />compatible fence. <br />8. That the final building colors be submitted for <br />review and approval of the Planning Director prior <br />to issuance of any building permits. <br />9. That the final design of the trash enclosure be <br />submitted for review and approval of the Planning <br />Director prior to issuance of any building permits. <br />10. That all valves, meters, electrical boxes, etc. be <br />screened to the maximum extent possible. The <br />amount and type of this screening shall be approved <br />by the Planning Director prior to issuance of any <br />building permits. <br />11. That the developer shall install a new 6" water <br />service line from the fire hydrant at the <br />north-west corner of the site to the existing 12" <br />water main in St. John Street. The fire hydrant <br />shall be the No. 76 type. <br />12. A new sanitary sewer lateral shall be installed to <br />connect to the existing l0" sanitary sewer main in <br />St. John Street unless otherwise approved by the <br />City Engineer. <br />13. The developer shall install new sidewalk, curb and <br />gutter, and driveway approach on the St. John <br />Street frontage. <br />14. The developer shall be responsible for his pro rate <br />share of the reconstruction of the structural <br />pavement along the St. John Street frontage per <br />Condition No. 29 from lip of gutter to centerline <br />or as otherwise approved by the City Engineer. <br />15. The developer shall coordinate the design of the <br />on-site storm drainage system with the proposed <br />design and installation, by the City of a storm <br />drain in St. John Street. (Alejo Pascual, <br />(415-847-8041). <br />16. Low flow irrigation drainage shall be collected and <br />conveyed to the street gutter in a through curb <br />drain per standard City details. <br />- 2 - <br />
