DESIGN REVIEW BOARD CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. DRB-87-28 <br />RESOLUTION APPROVING CASE Z-87-180, APPROVING AN <br />APPLICATION FOR S & S ENTERPRISES TO CONSTRUCT A <br />SEVEN-UNIT RESIDENTIAL CONDOMINIUM COMPLEX <br />WHEREAS, S & S Enterprises has Applied for a design review <br />approval to construct a 7-unit condominium complex on an <br />approximately 11,270 sq. ft. parcel located at 520 St. <br />John Street, and <br />WHEREAS, at its meeting of May 13, 1987, the Design Review Board <br />approved a negative declaration for Case Z-87-180 after <br />considering all public testimony, relevant exhibits and <br />recommendations of the City staff concerning this <br />proposal. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Approve Case Z-87-180 subject to the following <br />conditions: <br />1. That the development shall be substantially as <br />shown on the plans, Exhibit A, on file with the <br />Planning Department. <br />2. That this project shall be subject to the approval <br />and conditions imposed on Case V-87-7. <br />3. That all recommendations of the tree study <br />completed in conjunction with this project be <br />incorporated into the project design except that <br />the 36" black walnut shall be retained. <br />4. That the applicant work with the City's Landscape <br />Architect to determine additional methods that <br />should be utilized during and after site <br />development to insure preservation of the 36" black <br />walnut tree. If the tree is to die within the <br />first year, as a result of construction, then the <br />applicant shall not be required to pay the <br />necessary fines as dictated by the City's Heritage <br />Tree Ordinance. <br />5. That a final landscape plan be submitted for review <br />and approval by t:he Planning Director prior to the <br />issuance of any building permits. <br />6. That the proposed deck along the southern property <br />line be reduced in size in order to minimize <br />- 1 - <br />
