That the freeway oriented pylon sign be removed <br />from the site within three years from the opening <br />of business. Applicant shall then be permitted to <br />erect in its place a sign of similar design, to be <br />approved by the Planning Director, not to exceed 7 <br />feet tall on a 3 foot high landscaped mound. <br />Applicant shall execute an agreement with the City <br />prior to occupancy guaranteeing this removal, and <br />post a bond to be held by the City until said <br />removal is accomplished. <br />11. That the pylon and monument signs be revised to a <br />routed design with only the copy and accent reveals <br />illuminated. The final design of these sign <br />revisions shall be submitted for review and <br />approval of the Planning Director prior to issuance <br />of any building permits. <br />12. That the developer shall be advised that the <br />westerly 33' + of curb along the Pimlico frontage <br />of this development may be revised in the future in <br />conjunction with the final design of Pimlico Drive <br />at Santa Rita Road. <br />13. The developer shall dedicate to the City for street <br />right-of-way purposes, all areas from the back of <br />sidewalk to the Pimlico Drive roadway. <br />14. The developer shall install an 8' wide P.C.C. <br />sidewalk along the Pimlico frontage of this <br />development. This sidewalk shall be separated from <br />the face of curb by a minimum of 5'. <br />15. The monument sign shall be relocated as required. <br />- 4 - <br />
