Planning Commission <br />Resolution No. PC-87-79a <br />July 22, 1987 <br />Exibit "A" <br />Planning Commission Resolution No. PC-87-79a <br />Case PUD-87-11 <br />July 22, 1987 <br />1. That the development shall be substantially as <br />shown on the plans, Exhibit A, on file with the <br />Planning Department. <br />2. That the applicant be responsible for its pro-rata <br />share of the interim street improvements at the <br />intersection of Santa Rita Road and Pimlico Drive <br />and the Intersection of the West Bound I-580 <br />off-ramp and Tassajara Road, as determined by the <br />City Engineer. <br />However, the applicant is reserved the right to <br />protest the amount of the total expenditure for <br />said improvements as well as the method of spread <br />and actual spread of the costs amongst the <br />participating projects. <br />3. That at no time shall balloons, banners, pennants, <br />or other attention getting advertising devices be <br />utilized on the site. <br />4. That the parking lot lighting plan utilize <br />approximately 16' tall shoe box style fixtures. A <br />final detailed lighting plan shall be submitted for <br />review and approval of the Planning Director prior <br />to the issuance of any building permits. <br />5. That at no time shall any vehicle maintenance be <br />conducted outside the confines of the building. <br />6. That the entire site shall be maintained in a clean <br />and orderly manner at all times. No car parts, <br />dilapidated vehicles, tires or related automotive <br />equipment shall be stored outside of the buildings. <br />7. That the final design of the screen trellis be <br />submitted for review and approval of the Planning <br />Director prior tc issuance of any building permits. <br />8. That the roof of the building be revised to a <br />gable/hip roof clesign with a dark brown colored <br />roof tile. The final design shall be submitted for <br />review and approval of the Planning Director prior <br />to issuance of any building permits. <br />9. That the landscape planter located along the <br />ultimate freeway right-of-way be increased to a 5' <br />width and tree planted every 6 spaces. <br />- 3 - <br />
