Resolution No. PC-87-104 <br />10/14/87 <br />PROPOSED CONDITIONS OF APPROVAL <br />CASE PUD-87-22 <br />October 14, 1987 <br />1. That the development shall substantially conform to the plans <br />and elevations on file with the Planning Department except as <br />modified by these conditions. <br />2. That the exterior color scheme of the chapel shall utilize <br />the tan stucco and brick color scheme and materials <br />combination as shown on plans and elevations on file with the <br />Planning Department. <br />3. That the applicant shall apply for and receive City approval <br />for subdivision of the property to create the church parcel <br />prior to beginning construction on the church site. <br />4. That the applicant shall secure Growth Management approval <br />for the project prior to submission of a tentative map for <br />the residential portion of the development. <br />5. That the applicant shall secure the necessary demolition <br />permit for the removal of any on-site structure. <br />6. That the final design, location and lineal extent of the <br />sound wall located along the west property line of the <br />project site shall be submitted to the Planning Director for <br />review and approval prior to securing any building permit on <br />the entire project site. That the soundwall shall be placed <br />so that it will be effectively 8 foot from grade of the road <br />at all places. Said sound wall shall be constructed as early <br />in the project construction as is feasible and other work on <br />the project may be stopped if, in the opinion of the City <br />Engineer, its completion lags behind other project work. <br />7. That the street turning radii for the access street and <br />cul-de-sac shall comply with the requirements of the City <br />Engineer. <br />8. That the final landscaping plan be submitted to the Planning <br />Director for review and approval prior to the issuance of a <br />building permit for the church; such a plan shall include <br />tree planting and clustering along the western and eastern <br />property line perimeter landscaping strips and shall <br />incorporate a minimum of nine (9) 36-inch box specimen trees. <br />9. That the five walnut trees proposed to be saved shall be <br />removed and replaced with trees complementary to the overall <br />landscape plan. <br />10. That the cul-de-sac shall have a monolithic sidewalk located <br />within the street right-of-way. <br />11. That the new street serving this development be a public <br />street a minimum 28 ft. in width, face of curb to face of <br />- 3 - <br />
