Resolution No. PC-87-104 <br />10/14/87 <br />curb; the developer shall dedicate as right-of-way that area <br />between westerly property line to the easterly <br />back-of-curb-:from Vineyard Avenue to the southerly bend; the <br />right-of-way at the cul-de-sac proper shall be from back of <br />sidewalk to back of sidewalk. A P.S.E. a minimum 8 ft. in <br />width shall run along the easterly edge of right-of-way, and <br />the sidewalk shall be located in a public easement <br />satisfactory to the City Engineer. The intersection design <br />shall be subject to final City review and approval at the <br />time the first subdivision map is approved. <br />12. That all landscaping on the chapel site including that in the <br />dedicated right-of-way, including that within the entire 10 <br />foot buffer along the western property line and all medians <br />shall be installed and maintained by the Church of Jesus <br />Christ of Latter-Day Saints. <br />13. That the northern elevation of the chapel building be <br />redesigned and be submitted to the Planning Director for <br />final approval. <br />14. That the grading for the residential portion of the project <br />shall be balanced cut and fill and shall be as shown on the <br />preliminary grading plan on file with the Planning <br />Department. <br />15. That the applicant shall construct Vineyard Avenue <br />improvements across the frontage of the site as shown on the <br />plan, and as required by the City Engineer, including <br />transition areas as necessary to effect the 5 ft. bike lanes, <br />two minimum 12 ft. travel lanes, one dual left turn lane of a <br />minimum 11 ft., and a monolithic 5 ft. sidewalk along the <br />southside of Vineyard Avenues. Said roadway improvements <br />shall endeavor to retain the existing northerly edge of <br />pavement and retain as much on-street parking westerly of the <br />site as possible. The entire construction and striping of <br />the Vineyard Avenue improvements associated with the <br />development shall be approved by the County of Alameda and <br />City Engineer; this project approval shall be contingent upon <br />the ability of the project to implement street improvements <br />incorporating dual bike lanes, dual through lanes, and a dual <br />left-turn lane. Needed right-of-way along Vineyard Avenue <br />shall be dedicated. <br />16. That all grading adjacent to property lines shall be adjusted <br />to ensure privacy of yards and is subject to approval by the <br />City Engineer and Planning Director. <br />17. The final design of the mechanical equipment screens shall be <br />subject to approval of the Planning Director and shall be <br />faced to match the materials of the chapel building. <br />18. That the final street light design be submitted to the <br />Planning Director for final approval. <br />- 4 - <br />
