Resolution No. PC-87-106 <br />10/14/87 <br />10. That the final landscape plan include additional <br />trees along the east, west and northern property <br />lines, the final location and number to be <br />acceptable to the Planning Director. Additional 4~ <br />tall screen shrubs shall also be included along the <br />entire length of the northern property line. <br />11. That a final interior floor plan and description of <br />the proposed retail use area be submitted for <br />review and approval of the Planning Director prior <br />to issuance of any building permits. Said plans <br />shall include facilities that provide for services <br />to meet needs of car wash customers (such as <br />sandwiches, drinks, newspapers, car products) but <br />shall not be designed for or operated as a food <br />mart for non-car wash customers. <br />12. That an overhead wood trellis feature be installed <br />along the north building elevation, just in front <br />of the entrance to the wash tunnel. The final <br />design of this overhead trellis feature shall match <br />the vacuum trellis and shall be submitted for <br />review and approval by the Planning Director prior <br />to issuance of any building permits. <br />13. That the entrance driveway be reduced to a maximum <br />of 30~ in width, the final design of which shall be <br />completed to the satisfaction of the City Engineer. <br />14. That the applicant submit a final color schedule <br />for review and approval by the Planning Director <br />prior to issuance of any building permits. The <br />final color scheme shall complement the existing <br />surrounding development. <br />15. That the entire site shall be maintained in a clean <br />and orderly manner at all times. No equipment, <br />dilapidated vehicles, products, etc. shall be <br />stored outside of the building. In the event that <br />trash becomes a problem then the applicant shall be <br />responsible for installing additional screening <br />materials as required by the Planning Director. <br />16. That all mechanical equipment of any type shall be <br />completely screened from view of any adjacent <br />property. All equipment shall be screened with <br />architectural compatible structures acceptable to <br />the Planning Director. <br />17. That there shall be no food preparation on site. <br />18. That the hours of operation shall be limited to <br />7:OOam to dusk. <br />19. That the design of the silo is to be worked out <br />with the staff. <br />- 4 - <br />
