Resolution No. PC-87-106 <br />10/14/87 <br />EXHIBIT ~A' <br />PROPOSED CONDITION6 OF APPROVAL <br />OCTOBER 14, 1987 <br />1. That the development shall be substantially as <br />shown on the plans, Exhibit A, on file with the <br />Planning Department. <br />2. That the applicant be responsible for its pro-rata <br />share of the interim street improvements at the <br />intersection of Santa Rita Road and Pimlico Drive <br />and the intersection of the WB I-580 off-ramp and <br />Tassajara Road, as determined by the City Engineer. <br />Payment of this pro-rata share shall be made when <br />directed by the City Engineer. <br />3. That at no time shall balloons, banners, pennants, <br />or other attention getting advertising devices be <br />utilized on the site. <br />4. That the parking lot lighting plan utilize <br />approximately 16' tall shoe box style fixtures. A <br />final detailed lighting plan shall be submitted for <br />review and approval of the Planning Director prior <br />to the issuance of any building permits. <br />5. That at no time shall any vehicle maintenance be <br />conducted outside the confines of the building. <br />6. The developer shall install an 8' wide P.C.C. <br />sidewalk along the Pimlico frontage of this <br />development. This sidewalk shall be separated from <br />the face of curb by a minimum of 5'. <br />7. That the future freeway right-of-way line be <br />precisely located on the final improvement plans to <br />be submitted for review and approval by the City <br />Engineer. If the proposed development does not <br />conform to this ultimate line then the applicant <br />shall be required to submit any necessary <br />applications to accommodate any redesign. <br />8. That the applicant shall apply to Caltrans to <br />landscape the right-of-way along the highway <br />corridor. This area shall be maintained by the <br />applicant unless otherwise determined by Caltrans. <br />A final landscape plan for the subject site and the <br />Caltrans right-of-way shall be submitted to the <br />Planning Department for approval prior to issuance <br />of a building permit. Interim hydroseeding and <br />maintenance of this future right-of-way area will <br />be the responsibility of the applicant. <br />9. That no on-site, exterior public address system <br />shall be installed. <br />- 3 - <br />
