". <br />ORDINANCE NO. 1315 <br />EXHIBIT nAn <br />Conditions of Approval PUD-81-30-39D <br />1. That the development shall be substantially as shown on the <br />plans, Exhibit A, on file with the Planning Department except <br />as may be~modified by the following conditions. <br />2. That all appropriate construction methods be utilized, as <br />detailed in the acoustical report for the project dated <br />February 25, 1987 in order to attain an interior noise level <br />at or below 45 dBA Ldn. <br />3. That the play equipment proposed within the tot lot area be <br />designed for use by children 2 to 10 years of age subject to <br />the satisfaction of the Planning Director. <br />4. That a minimum 8' wide, P.C.C. sidewalk/bike route shall be <br />installed along the entire frontage of Stoneridge Drive. <br />Unless otherwise approved by the City Engineer, this sidewalk <br />will be installed as part of the improvements for Stoneridge <br />Drive Extension. The final design and location of said <br />sidewalk shall be to the satisfaction of the City Engineer. <br />5. That the applicant be responsible for its pro rata share of <br />the necessary interim street improvements at the intersection <br />of Santa Rita Road and Pimlico Drive as determined by the <br />City Engineer. <br />6. That the developer shall submit a final color scheme for the <br />project (signage, buildings, outbuildings, etc.) for review <br />and approval by the Planning Director prior to issuance of <br />any building permits. <br />7. That this project shall be subject to all the applicable <br />conditions imposed on Case PUD-81-30. <br />That all uses and site standards for the project shall be <br />those of the RM-1500 zoning district. <br />9. That a sanitary sewer sampling manhole be provided on the <br />sanitary sewer lateral from each non-residential building, <br />unless otherwise waived by the City Engineer. <br />10. That the developer be responsible for the installation of any <br />additional street lighting required to serve the development. <br />The street lights shall be 70 watt, high pressure sodium <br />vapor units mounted on galvanized steel poles with poured in <br />place bases, on the LS-1C schedule per city requirements and <br />PG&E standard details unless otherwise specifically approved. <br />Approval for the number, location, and type of electroliers <br />shall be withheld pending final design and review by the City <br />Engineer. <br />
