10. That the open parking spaces provided for the Unit A <br />townhouses shall be assigned to each corresponding unit and <br />each space shall be clearly signed or marked as to the <br />assigned unit prior to occupancy of the units. <br />11. That the applicant shall secure necessary permits from and <br />comply with all requirements of Zone 7 relative to <br />construction and development of the area adjacent to the <br />Arroyo del Valle drainage channel. <br />12. That the driveway aprons for all units except those with <br />driveways 20 feet or greater in length shall not exceed seven <br />feet in depth, that corresponding garage elevations shall be <br />moved forward to comply with this condition where necessary, <br />and that automatic garage door openers be required for all <br />units. <br />13. That the recommendations for mitigation of interior and <br />exterior noise impacts affecting the project contained in the <br />noise assessment study performed by Edward Pack and <br />Associates, Znc., dated May 4, 1987 shall be incorporated in <br />the project design and construction. <br />14. That final design of the noise barrier to be located along <br />the west property line of the project site shall be submitted <br />to the Planning Director for review and approval prior to the <br />securing of a building permit. <br />15. That the recommendations for measures to ensure the <br />preservation and maintenance of trees affecting the project <br />as contained in the tree survey performed by HortScience, <br />Inc., dated April 28, 1987 shall be incorporated in the <br />project design and construction, unless otherwise revised by <br />the City Er:gineer. <br />16. That the final design of fe~~cinq for the private open spaces <br />and for the north and east property line of the property <br />shall be submitted to the Manning Director for review and <br />approval prior to construction. <br />17. That the on-site water, sanitary sewer, and storm drainage <br />systems for this development shall be private and be <br />maintained by the property owners association. <br />18. That the developer/owner shall dedicate to the City for <br />street right-of-way purposes the parcel of land necessary to <br />complete the cul-de-sac right-of-way area. <br />- 2 - <br />
