PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-87-123 <br />RESOLUTION APPROVING A USE PERMIT FOR RONALD AND <br />NANNETTE LARSEN AS FILED UNDER CASE UP-87-48 <br />WHEREAS, Ronald and Nannette Larsen have applied for a <br />conditional use permit to operate a take-out food <br />establishment to be located at 1807-C Santa Rita Road; <br />and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Commercial District; and <br />WHEREAS, at their duly noticed public hearing of November 24, <br />1987, the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this proposal; and <br />WHEREAS, the Planning Commission made the following findings: <br />a) That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />code and the purpose of the district in which the <br />site is located. <br />The proposed use in compatible with other uses <br />within the Valley Plaza shopping center and will <br />contribute to the diversity of uses there. <br />b) That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety, or welfare, or be materially <br />injurious to the properties or improvements in the <br />vicinity. <br />As conditioned, the recommended limitation of <br />deliveries to a maximum of three vehicles at any <br />time during business hours should ensure that <br />circulation and parking demands generated by the <br />use will not be excessive. <br />c) That the proposed conditional use will comply with <br />each of the applicable provisions of this chapter. <br />As proposed and conditioned, each of the applicable <br />provisions will be satisfied; and <br />WHEREAS, projects of this nature are categorically exempt from <br />the requirements of the California Environmental Quality <br />Act (CEQA). <br />- 1 - <br />
