Resolution No. PC-87-125 <br />1./24/87 <br />MEMORANDUM <br />Report Date November 24, 1987 <br />TO: Planning Commission <br />FROM: Engineering Services - City Engineer <br />SUBJECT: Staff Report for Tentative Map <br />Tract 5848, Golden Eagle Farms, Phase I <br />This development is recommended for approval subject to the <br />following conditions: <br />1. That the developer meet all requirements of the Subdivision <br />Ordinance of the City of Pleasanton. <br />2. That the developer meet all required conditions of approval <br />of the Subdivision Map Act of the State of California. <br />3. That the developer meet all required conditions of any prior <br />approvals which this development may have received from the <br />City of Pleasanton. (PUD-85-15) <br />4. That the developer secure approval from the Planning <br />Director for all proposed street names prior to submittal of <br />the final map. <br />5. That detailed grading and drainage plans and all supporting <br />information and design criteria be submitted as part of the <br />improvement plans for the development. <br />6. That the minimum grade for gutter flowlines in public <br />streets be set at 0.5%, unless otherwise approved by the City <br />Engineer. Grades less than 0.5% down to 0.3$ shall require <br />special approval, submittal of as-built grade sheets, and <br />controlled flow testing. <br />7. That a separate water meter be provided to each lot of <br />record within the development unless otherwise approved by <br />the City Engineer. <br />8. That a separate sanitary sewer lateral be provided to each <br />lot of record within the development unless otherwise <br />approved by the City Engineer. <br />9. That in-lieu park dedication fees be collected by the City <br />prior to approval of the final map at the rate then in <br />effect and for the total number of lots in the final map, <br />unless this requirement has been otherwise satisfied. <br />10. That any existing assessment district, which the property <br />may be subject to, be cleared prior to the approval of the <br />- 3 - <br />
