That the proposed conditional use will comply with <br />each of the applicable provisions of this chapter. <br />As conditioned, the proposed use will comply with <br />all provisions and requirements of the zoning <br />ordinance; and <br />WHEREAS, small projects of this nature are categorically exempt <br />from the requirements of the California Environmental <br />Quality Act. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Approves Case UP-87-52, application of Sylvan <br />Learning Center and Portfolio Property Investors for a <br />conditional use permit to establish a learning/tutoring <br />center to be located at 3015 Hopyard Road subject to the <br />following conditions: <br />1. That the proposed use be substantially as shown on <br />the site plan and related exhibits on file with the <br />Planning Department. <br />2. That the use shall be limited to a maximum of six <br />students and two instructors for any one-hour <br />session. <br />3. That there shall be at least one instructor on the <br />premises during business hours. <br />4. That the applicant provide an interior area for the <br />storage of all bicycles. <br />5. That the applicant apply for and receive all <br />applicable City permits for the use prior to <br />commencement of the use. <br />Section 2.
