That the applicant apply for and receive all <br /> applicable City permits for the complex prior to <br /> construction or installation. <br /> <br /> 4. That the model units be restored to meet all <br /> applicable City requirements and codes necessary <br /> for certification for residential occupancy prior <br /> to the granting of occupancy permits for the models <br /> by the Building Department. <br /> <br /> 5. That the temporary, split-rail fencing along the <br /> front perimeter of the complex shall be removed <br /> when the use as a model home/sales complex is <br /> terminated. <br /> <br /> 6. That a final landscaping plan for the complex shall <br /> be submitted to and approved by the Planning <br /> Department prior to sales occupancy. <br /> <br /> 7. That a lighting plan for the temporary parking lot <br /> shall be submitted to and approved by the Police <br /> Department prior to sales occupancy. <br /> <br /> 8. That any proposed signage to be used in relation to <br /> the complex be submitted to and receive the <br /> approval of the Planning Department prior to its <br /> installation. <br /> <br /> 9. That no pennants, flags, banners or other similar <br /> attention-attracting devices shall be utilized in <br /> conjunction with the operation of the complex. <br /> <br /> 10. That the septic tank leachfield located within the <br /> temporary parking are lot (Lot 29) shall be <br /> abandoned prior to the issuance of a building <br /> permit for the construction of the residential unit <br /> on that lot. <br /> <br /> 11. That utilities shall be stubbed at the property <br /> line to the Ward property and that the required <br /> sewer and water connection fees for the Ward <br /> property services shall be paid to the City prior <br /> to the opening of the model homes/sales office <br /> complex. <br /> <br />Section 2: This resolution shall become effective immediately <br /> upon its passage and adoption. <br /> <br /> <br />
