issuance of building permits for the affected lots; <br />said driveways shall be of sufficient width to <br />provide safe access to all lots served, shall <br />provide satisfactory emergency vehicle access, <br />including turn-around capability, shall provide <br />sufficient off-street parking for the lots served, <br />and shall include provisions to control runoff. <br />Reciprocal easements shall be provided over all <br />"legs" of flag lots for which common access will be <br />shared. Driveway plans shall include proposed <br />fencing and landscaping along driveways. <br />4. That a 7 foot wide easement shall be recorded on <br />the revised final map for the site along the entire <br />southern portion of Lot 37A on which fences and <br />other structures shall not be permitted, in order <br />to ensure a 20 foot wide unimpeded emergency access <br />to Lot 37B. <br />5. That Lot 24A be reduced in size by moving its <br />eastern property line westward as that it is in <br />line with the eastern property line for Lot 24B, <br />thus increasing the size of Lot 23 to essentially <br />its original size. <br />6. That the building pad for Lots 24A shall be located <br />generally in the center of the lot no higher than <br />540 feet in elevation; the pad for Lot 17A shall be <br />located consistent with the applicable front yard <br />setbacks. <br />7. That a grading plan be submitted for Planning <br />Director approval prior to application for a <br />building permit on Lots 17A, 21B, and 24A for which <br />no graded building pad has been provided. <br />8. That all lots on the new cul-de-sac shall have 35 <br />feet of frontage. <br />9. That the bench Swale at the northwest border of Lot <br />18 be extended to the northeastern property line. <br />10. That a 10 ft. P.S.E. be established along the <br />westerly boundary of Lot 10A. <br />11. That, except as modified by the conditions of the <br />subject case, all conditions of Case PUD-82-16 <br />shall remain in full force and effect. <br />12. That no application for growth management approval <br />for the additional lots be made until the Vineyard <br />Avenue development moratorium is lifted. <br />13. That the applicant shall submit a revised grading <br />and drainage plan for review and approval by the <br />- 2 - <br />
