PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-87-12 <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-82-16-2M, <br />APPLICATION OF HSC <br />WHEREAS, HSC has applied for a major modification to an approved <br />development plan for a 39 unit single-family residential <br />project to allow for an increase to a 48 unit project, <br />to be located on an approximately 42 acre site, located <br />generally on the north side of Crellin Road, opposite <br />the intersection of Rhine Way and Crellin Road; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Low Density and Rural Density Residential <br />District; and <br />WHEREAS, at its meeting of February 11, 1987, the Planning <br />Commission recommended approval of the proposed negative <br />declaration for Case PUD-82-16-2M after considering all <br />public input, exhibits and staff recommendations <br />concerning this project; and <br />WHEREAS, the Planning Commission found the proposed modification <br />to be in conformance with the General Plan and zoning of <br />the subject site. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1: Recommends approval of the application of HSC for a <br />major modification to an approved development plan for a <br />39 unit single-family residential project to allow for <br />an increase to a 48 unit project, to be located on an <br />approximately 42 acre site, located generally on the <br />north side of Crellin Road, opposite the intersection of <br />Rhine Way and Crellin Road subject to the following <br />conditions: <br />1. That the development be substantially as shown on <br />the development plan, Exhibit A, on file with the <br />Planning Department. <br />2. That small project growth management approval must <br />be granted for the additional lots prior to filing <br />a tentative subdivision map creating more than the <br />thirty-nine lots within this project which have <br />growth management approval. <br />3. That the developer shall submit plans and <br />specifications for all common driveways to the <br />Planning Director for approval prior to the <br />- 1 - <br />
