PLANNING COMMISSION CITY OF PLEASANTON
ALAMEDA COUNTY, CALIFORNIA
RESOLUTION NO. PC-87-15
RESOLUTION APPROVING CASE UP-87-2 FOR VALLEY BUSINESS
PARK OWNERS' ASSOCIATION
WHEREAS, Valley Business Park owners' Association has applied for
a conditional use permit to allow for warehouse uses
within the business park located on Valley Avenue,
Quarry Lane, Serpentine Lane, and Boulder Street; and
WHEREAS, zoning for the property is PUD (Planned Unit
Development) Industrial District; and
WHEREAS, at their duly noticed public hearing of February 25,
1987 the Planning Commission considered all public
testimony, relevant exhibits and recommendations of the
City staff concerning this application; and
WHEREAS, the Planning Commission made the following findings:
A. That the proposed location of the conditional use
is in accordance with the objectives of the zoning
ordinance and the purposes of the district in which
the site is located.
Valley Business Park is a planned unit development
which takes on most of the characteristics of the
I-P zoning district, the purpose of which is to
provide locations for industries that can operate
in close proximity to commercial and residential
uses with minimal adverse impact. Those warehouse
uses which meet the proposed criteria would be
compatible with this purpose and with the range of
uses currently allowed in the park.
B. That the proposed location of the conditional use
and the conditions under which it would be operated
or maintained will not be detrimental to the public
health, safety, or welfare, or materially injurious
to the properties or improvements in the vicinity.
General industrial uses are located to the east of
the site, and a railroad line traverses the
southern boundary of the park. The subject site is
adjacent to single-family residences on the west.
Prospective business park tenants would continue to
be required to go through the zoning certificate
process. Warehousing and other uses would continue
to be required to adhere to the conditions
contained in Ordinance No. 928 (which are aimed at
buffering the park from residential areas), and to
- 1 -
