26. That the soils engineer, acceptable to the City, mentioned <br />in the inmiediat:el.y preceding condition, shall be present during <br />grading, lanc7,cn~:e repair and subdrain placement; following <br />rough grading work he shall provide a grading report to the <br />City including a complete record of all field and laboratory <br />tests with locz~tion and elevation of all tests. <br />27. That the soils engineer, acceptable to the City shall <br />inspect the final grading and drainage control for each <br />dwelling and provide a statement to the City indicating <br />that final conditions are in accordance with his recom- <br />mendation prior to release for occupancy of said dwelling. <br />28. That no improvement activities, including but not limited to, <br />grading, construction, tree removal, or site preparation shall <br />be initiated until all proper permits are obtained. <br />29. That the street name for Pico Avenue be changed•to <br />Bernal Avenue. <br />30. That the Bernal (Pico) Avenue street section be changed <br />to show a 5 ft. sidewalk; a 16 ft. median, and 24 ft. from <br />curb to curb. Bernal Avenue shall be a public street, <br />dedicated to the City, and constructed to City standards. <br />The sidewalk shall be constructed on the west side of <br />the street. The raised center median shall be extended <br />north to Kottinger Avenue. <br />31. That all public improvements needed to complete <br />Bernal (Pico) Avenue from Kottinger Avenue north across <br />the frontage of Kottinger Park be installed by the <br />developer at the time of initial construction on PUD-84-5 <br />unless these improvements have been previously completed <br />by the City. These improvements shall be designed and <br />completed to the ..satisfaction of the City Engineer. <br />32. That the 46 ft. wide streets and the 50 ft. wide streets shall <br />be public streets dedicated to the City and constructed to <br />City standards. The streets shall have sidewalks on both <br />sides of Bernal Avenue, Concord Street and Bordeaux Street <br />and on at least one side of the east west collector. <br />33. That the 50 ft. wide street running east-west shall be <br />terminated at the east end with a temporary cul-de-sac and <br />that the tentative and final maps clearly indicate the <br />future extension of this street to the east. <br />
