Resolution No. PC-87-30 <br />Larch 25, 1987 <br />prior to the issuance of building permits. <br />Said plan shall include: <br />i. Reduction of main landscape islands in the <br />parking areas to 8 ft. in width with large <br />canopy type trees in said islands located so <br />that a complete shade canopy will be created <br />as trees mature. <br />ii. Reduction of landscape strip along western <br />property line to 5 ft. in width. <br />iii. The addition of small trees in the <br />landscape islands emanating off of the <br />landscape strip along the western property <br />line. <br />iv. Increase in the landscaped area between <br />the western sides of the buildings and the <br />parking areas, said landscaped area to be <br />planted with as many large trees as is <br />feasible. <br />v. An additional large canopy tree in the <br />location of the tot lot. <br />vi. Additional shrubbery around the exterior <br />heating/cooling units designed to screen those <br />units. <br />vii. Landscape details for the areas around <br />the conversation area and the recreation <br />building and pool. <br />viii. Revised sidewalk plans for the Owens <br />Drive frontage which show a 6 ft. wide, <br />separated, meandering sidewalk. Landscaping <br />along that frontage must be adjusted <br />accordingly. <br />4. That the play equipment proposed within the <br />tot lot area be designed for use by children 2 <br />to 10 years of age subject to the satisfaction <br />of the Planning Director, and that the tot lot <br />plan include a low, open fence between the tot <br />lot and the parking areas. <br />5. That a minimum 6 ft. wide, P.C.C. <br />sidewalk/bike route shall be installed by the <br />developer along the entire frontage of Owens <br />Drive. This sidewalk shall be separated from <br />the face of curb by a minimum of 5 ft. <br />6. That the developer take over all maintenance, <br />including cleaning, repair and replacement as <br />- 2 - <br />
