That the applicant submit a detailed fencing plan <br />for review and approval by the Planning Director <br />prior to issuance of any building permits. The <br />design of wood fencing along the street side of the <br />corner lot shall be more appealing than the <br />standard good neighbor fencing. <br />6. That the applicant shall be responsible for the <br />installation of all fencing. Said fencing shall <br />adhere to the approved fencing plan and shall be <br />installed prior to occupancy of the units. <br />7. That all uses and site standards for the project <br />shall be those of the R-1-6500 zoning district <br />except as modified by the approved siting plan <br />(Exhibit A) and the following deviations: <br />PrinciAal Structure <br />Front yard 20 ft. min.* <br />Side yard 5 ft. min. <br />Street side 10 ft. min. <br />Building Separation 10 ft. min. <br />Rear yard 20 ft. min.** <br />* Can reduced to 10' minimum at per siting plan. <br />** Can be reduced to 15 ft. minimum provided private usable open <br />space is a minimum of 900 sq. ft. and has a rectangle inscribed <br />within it, no dimension less than 15'. <br />- 2 - <br />
