PLANNING COMMISSION CITY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA RESOLUTION N0. PC-87-41 RESOLUTION RECOMMENDING APPROVAL OF PUD-81-30-39D, APPLICATION OF THE NORTHERN GROUP WHEREAS, the Northern Group has applied for development plan approval to construct a 354 unit apartment complex on a 14.7 acre site located on the southeast corner of West Las Positas Boulevard and Stoneridge Drive; and WHEREAS, zoning for the property is PUD (Planned Unit Development) High Density Residential; and WHEREAS, at their duly noticed public hearing of April 8, 1987 the Planning Commission recommended approval of the negative declaration prepared for this case after considering all public testimony, relevant exhibits and recommendations of the City staff concerning this application; and WHEREAS, the Planning Commission found the proposed development plan to be consistent with the General Plan and the purposes of the PUD Ordinance. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES AS FOLLOWS: Section 1. Recommends approval of Case PUD-81-30-39D as herein described subject to the following conditions: 1. That the development shall be substantially as shown on the plans, Exhibit A, on file with the Planning Department except as may be modified by the following conditions. 2. That all appropriate construction methods be utilized, as detailed in the acoustical report for the project dated February 25, 1987, in order to attain an interior noise level at or below 45 dBA Ldn. 3. That the play equipment proposed within the tot lot area be designed for use by children 2 to 10 years of age subject to the satisfaction of the Planning Director. 4. That a minimum 8' wide, P.C.C. sidewalk/bike route shall be installed along the entire frontage of Stoneridge Drive. Unless otherwise approved by the City Engineer, this sidewalk will be installed as part of the improvements for Stoneridge Drive - 1 -
