PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-87-41 <br />RESOLUTION RECOMMENDING APPROVAL OF PUD-81-30-39D, <br />APPLICATION OF THE NORTHERN GROUP <br />WHEREAS, the Northern Group has applied for development plan <br />approval to construct a 354 unit apartment complex on a <br />14.7 acre site located on the southeast corner of West <br />Las Positas Boulevard and Stoneridge Drive; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) High Density Residential; and <br />WHEREAS, at their duly noticed public hearing of April 8, 1987 <br />the Planning Commission recommended approval of the <br />negative declaration prepared for this case after <br />considering all public testimony, relevant exhibits and <br />recommendations of the City staff concerning this <br />application; and <br />WHEREAS, the Planning Commission found the proposed development <br />plan to be consistent with the General Plan and the <br />purposes of the PUD Ordinance. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Recommends approval of Case PUD-81-30-39D as herein <br />described subject to the following conditions: <br />1. That the development shall be substantially as <br />shown on the plans, Exhibit A, on file with the <br />Planning Department except as may be modified by <br />the following conditions. <br />2. That all appropriate construction methods be <br />utilized, as detailed in the acoustical report for <br />the project dated February 25, 1987, in order to <br />attain an interior noise level at or below 45 dBA <br />Ldn. <br />3. That the play equipment proposed within the tot lot <br />area be designed for use by children 2 to 10 years <br />of age subject to the satisfaction of the Planning <br />Director. <br />4. That a minimum 8' wide, P.C.C. sidewalk/bike route <br />shall be installed along the entire frontage of <br />Stoneridge Drive. Unless otherwise approved by the <br />City Engineer, this sidewalk will be installed as <br />part of the improvements for Stoneridge Drive <br />- 1 - <br />
